Welcome to the REAL spring market. Now that the Super Bowl is behind us, and most of the rain (though it looks like this coming week may be wet), it’s time to take a look at how things are shaping up for our busy season.
Looking at San Francisco as a whole here are some numbers to give you a better idea of inventory:
February 2025 Single Family Homes: 140 Sold Listings, 211 New Listings, 222 Active Listings. Median Sales Price: $1,600,000, Days on Market: 13
February 2024 Single Family Homes: 141 Sold Listings, 228 New Listings, 271 Active Listings. Median Sales Price: $1,575,000, Median Days on Market: 14
February 2025 Condos/TICs: 174 Sold Listings, 347 New Listings, 646 Active Listings. Median Sales Price: $1,100,000, Median Days on Market: 24
February 2024 Condos/TICs: 181 Sold Listings, 358 New Listings, 707 Active Listings. Median Sales Price: $1,105,000, Median Days on Market: 21
Then, looking at the same numbers for Glen Park:
Sample size for condos/TIC’s are just one or two here and there, so not worth looking at for trends.
February 2025 Single Family Homes: 7 Sold Listings, 7 New Listings, 7 Active Listings. Median Sales Price: $2,050,000, Median Days on Market: 14
February 2024 Single Family Homes: 8 Sold Listings, 7 New Listings, 5 Active Listings. Median Sales Price: $1,515,000, Median Days on Market: 13
I think a look at these numbers will be more meaningful when I go through them in the beginning of April so I will share these again then with a rolling three months of data for Q1 of 2025. For now, it looks to me like things are moving very similarly to the same time last year, but the pricing is edging up as interest rates are edging down.
