City Agency Hearings – Nordhoff Subdivision Edition!

Locally you can weigh in on the subdivided property at 95 Nordhoff (the tree will stay rooted) or advocate for funds for the the Sussex/Elk crossing.

Citywide, the Transportation Authority Board will hear how SFMTA will handle traffic at the new basketball arena (don’t drive and don’t have a heart attack). + D8 Supe Mandelman has called a special hearing Friday to learn more about the availability of mental health and substance abuse treatment for people in the criminal justice system. (That’s also the day the BOS will discuss the restrictions on Juul. Smoke all the weed you want, but don’t vape it, apparently.) As always, if you attend, please send us a summary.

Careful readers will remember that last week the City Controller’s Office issued a report on the Healthy Streets Operation Center. I’m still muddling through it so can’t give a summary, but click here to wade through the bureaucrat-ese yourself!

  • As previously reported in CAH, Supe Mandelman is proposing some Planning Code changes that would make it slightly easier to build a second building on through lots, among other things. Read it here. Planning staff recommends the Commission approve with modifications.
  • 95 Nordoff
    2018-015554CUA (G. PANTOJA: (415) 575-8741) 95 NORDHOFF STREET – between Stillings and Mangels Avenues, Lot 001 in Assessor’s Block 6763 (District 13) – Request a Conditional Use Authorization pursuant to Planning Code Sections 121 and 303 for the subdivision of an existing lot currently containing a singlefamily dwelling unit into four new lots, two which will be substandard lots, within a RH-1 (Residential House, One-Family) Zoning District and 40-X Height and Bulk District. The proposal will also individually develop two of the proposed four lots with a single-family dwelling unit, for a total of three single-family dwelling units, and alter the existing singlefamily dwelling unit. This action constitutes the Approval Action for the project for the purposes of CEQA, pursuant to San Francisco Administrative Code Section 31.04(h). Preliminary Recommendation: Approve with Conditions

This is the property that Mr. Pantaleoni (of Kotas Pantaleoni Architecture, which did some of the interesting houses on Laidley and the less interesting condos on Church and 28th) wanted to subdivide into four lots. Neighbors protested the loss of a redwood tree and the original structure, so a compromise has been made that includes two non-conforming lots. I assume that’s why there’s a CUA? (Tree and original house will stand.) There are plans for the lots/houses in the document. Feel free to email us a summary!

The BOS Land Use and Transportation Committee will meet Monday, April 8, 1:30 p.m., in City Hall, room 250. Agenda

The following legislation is submitted under the “30-Day Rule,” meaning it must be proposed 30 days before any hearing. The 30-Day Rule legislation is reserved for proposals that would “create or revise major city policy.”

  • 190248 [Planning Code – Uses in the Upper Market NCT and NCT-3 Zoning Districts] Sponsor: Mandelman
    Ordinance amending the Planning Code to revise the NCT-3 (Moderate-Scale Neighborhood Commercial Transit) District controls to allow Arts Activities, Philanthropic Administrative Services, and Public Facilities as a principal use on all stories, revise the Upper Market Neighborhood Commercial Transit (NCT) District controls to allow Arts Activities and Institutional Uses as a principal use on the first and second stories and as a conditional use on the third story and above and to allow General Entertainment as a principal use on the first and second stories, modify the requirements for liquor stores and bars in the NCT-3 and Upper Market Street NCT Districts, add additional conditional use criteria for liquor stores and require liquor stores to comply with standard location and operating conditions, and add additional uses to the definition of Open Air Sales; affirming the Planning Department’s determination under the California Environmental Quality Act; making findings of consistency with the General Plan, and the eight priority policies of Planning Code, Section 101.1; and adopting findings of public necessity, convenience, and general welfare under Planning Code, Section 302. 3/5/19; ASSIGNED UNDER 30 DAY RULE to the Land Use and Transportation Committee. 3/12/19; REFERRED TO DEPARTMENT

Yesterday was a great day at the Glen Park Small Business Stroll presented by the San Francisco Public Library’s Small Business Center and our Glen Park Branch Library!
Participating merchants were @bird.beckett , @perchsf , @theclarktechnique , @pebblescafesf , @glen_park_station_bar and Glen Park historian Evelyn Rose did a BART history talk at the Glen Park BART station.
